Bhubaneswar’s proposed New City project is emerging as one of the most significant long-term urban and business-development opportunities in Odisha, with the state moving ahead with planning for a development covering nearly 800 acres across Gothapatna, Malipada and Daspur. Singapore-based Surbana Jurong Infrastructure has been appointed to prepare the master plan, while global consultancy JLL has already conducted a market-feasibility study. The project is intended to function as a multi-economic growth zone aligned with Odisha’s Viksit Odisha 2036 vision. From a business perspective, the New City concept could have implications far beyond residential development. Properly planned urban expansion can create new commercial districts, office space, hospitality, retail, education, healthcare, logistics and technology ecosystems. It could also influence land values and the location decisions of companies looking for modern business infrastructure around Bhubaneswar. However, the project is still at the planning and master-plan stage, so investors and property buyers should distinguish between the officially planned development and private land marketed using the New City name. The long-term economic impact will depend on infrastructure connectivity, zoning, public transport, utilities and the ability to attract businesses. If implemented successfully, the project could provide Bhubaneswar with additional capacity for economic expansion while reducing pressure on existing urban areas.
